Notice of Purchase of Real Estate at Tax Lien Sale and of Application for Issuance of Treasurer’s Deed

To Every Person in Actual Possession or Occupancy of the hereinafter described Land, Lot or Premises, and to the Person in Whose Name the same was Taxed or Specially Assessed, and to all Persons having an Interest or Title of Record in or to the said Premises and to Whom It May Concern, and more especially to Cecil W. Baxter, Jr. and Devin L. Dickey

You and each of you are hereby notified that on the 19th day of November, A. D. 2019, the then County Treasurer of the County of Cheyenne in the State of Colorado sold at public tax lien sale to Devin L. Dickey, hereinafter known as the purchaser, the following described real estate situate in the County of Cheyenne State of Colorado, to-wit:

An undivided one half (1/2) of all Oil, Gas and Mineral rights under Lots Five (5), Six (6), Seven (7), Eight (8), Nine (9), Ten (10), Eleven (11), and Twelve (12), Section Two (2), Township (12) South, Range Fifty (50) West of the Sixth Principal Meridian. Said property also described as the North Half (N1/2) of said Section Two (2), Township Twelve (12) South, Range Fifty (50), West.

And said County Treasurer issued a certificate of purchase therefore to the said purchaser.

That said tax lien sale was made to satisfy the delinquent taxes assessed against said real estate for the year 2018

That the said real estate was taxed or specially assessed in the name of Cecil W. Baxter, Jr. for the said year 2018;

That on the 15th day of August, 2022 said purchaser made request upon the Treasurer of said County for a deed to said real estate.

That a Treasurer’s Deed will be issued for said real estate to the said purchaser on the 28th day of June, 2024, at 8:00 a.m. unless the same has been redeemed.

Said property may be redeemed from said sale at any time prior to the actual execution of said Treasurer’s Deed.
